Below are some of the defects I have discovered in homes in the Valdosta general area.

Top left corner of an old electrical panel. Thermal image is showing a hotspot on a conductor that appears to be behind the cabinet, as it is not visible inside.
Top left circuit breaker has twin "double taps" Obviously this is dangerous amateur work needing correction by a qualified electrician.
Melted insulation indicates an overload of current. Questions should be: 1. What appliance or device does this circuit serve? What amperage is required by the device? Does the breaker and conductor meet the amperage requirements?
Thermal images shows circuit breakers sprayed with paint and a 10 gauge conductor overheated. Ignoring these issues is what can lead to an eventual house fire.
An encapsulated attic; no venting or traditional insulation. If done properly, this is not necessarily a defect, but the buyer or investor should know exactly the benefits and drawbacks to this type of attic system.
You never know the condition of your electrical panel until the cover comes off. This mystery splice on a main conductor requires evaluation by an experienced licensed electrical contractor.
I found this in a dark corner of a Valdosta crawl space. Some things can be repaired with duct tape, but not plumbing pipes.
Residents complained of an unleveled floor. Instead of adding more bricks, I recommended a professional contractor experienced in under floor support be hired to evaluate and correct the original faulty construction design as well as determine underlying causes as shifting soil, etc.
Most of the supply vents in this rental home looked like this, dark and moldy. Looking behind the dryer I could not see any exhaust vent. Hot wet lint of the dryer was getting inside the Air Handler and circulating throughout the duct system.
Laundry room:
There is no defect in this new construction photo, but there is an invisible defect. The water supply is present as well as electrical outlets, however no dryer vent exists anywhere in the room. Not to worry, it passed the city CO inspection!
Here the floor boards are damp around the plumbing lines. Moisture content (MC) above 20% allows mold to grow and wood to decay. This home was built in 1955, but much newer homes can have the same issues if not maintained and monitored.
In the attic, looking at the roof ridge. The builder put on a new roof deck and new metal roof covering. Did someone forget to cut out the tarpaper so the ridge vent can function?
Mistakes can happen, but they should be fixed. This joist is no longer able to securely hold the weight that may be placed on it.
Seller claimed this remodeled home has all new wiring. We can't assume this old conductor is unused. Even if it's not energized at the time of inspection, it might still be part of the active electrical system. Further evaluation recommended by licensed electrician.
